Yeshiva Toras High School

Detail Plumbing executed the comprehensive installation of the plumbing systems for Yeshiva Toras High School, a new-construction institutional project located in North Miami Beach. The scope encompassed a building of approximately 70,000+ square feet distributed across four floors, featuring a combination of educational, athletic, recreational, administrative, and service areas.

The contract included domestic cold and hot water systems, sanitary and wastewater systems, storm drainage, planter drainage, gas piping distribution, HVAC condensate lines, fixture supply, and final trim installation. Due to the wide diversity of specialized areas within the facility—such as classrooms, basketball courts, a social hall, a fully equipped commercial kitchen, recreational areas, public restrooms, student and staff lounges, and ADA-compliant zones—the project required rigorous technical coordination and an extensive understanding of specialized building codes, grading slopes, accessibility standards, and institutional guidelines.

Execution period

2024 – 2025

  • Complete installation of the domestic cold and hot water hydraulic systems.

  • Installation of the sanitary sewage and wastewater drainage systems.

  • Installation of the storm drainage system and rainwater leaders.

  • Installation of planter drains and downspouts integrated into the general storm water network.

  • Installation of gas distribution piping for commercial kitchen areas and corresponding appliances.

  • Installation of HVAC condensate drain lines in coordination with mechanical trades.

  • Supply and installation of plumbing fixtures for public restrooms, children’s areas, staff spaces, ADA-compliant zones, and service areas.

  • Comprehensive plumbing infrastructure for a fully equipped commercial kitchen.

  • On-site coordination of sleeves, core drills, pipe routing, layout slopes, vertical shafts, and municipal utility connections.

  • Continuous technical support and successful management of underground, rough-in, and top-out inspections.

  • Continuous coordination with multiple subcontractors, engineers, and overlapping trades.

  • Fast-paced construction schedule with accelerated timelines and minimal margin for error.

  • Structural conflicts between specified sleeves, floor slab penetrations, and structural beams.

  • Physical interferences with HVAC ductwork, structural components, drop ceilings, and electrical conduits.

  • Discrepancies among architectural plans, MEP layouts, and actual field-verified ceiling heights.

  • Drainage and condensate slope challenges that mismatched the pre-designated municipal tie-in points.

  • Lack of initial design definitions for the rooftop planter drainage system.

  • High diversity of spaces with contrasting regulatory requirements: early-childhood areas, public restrooms, ADA spaces, commercial food service, educational areas, and sports facilities.

  • The critical need to enforce strict code compliance without delaying the project schedule.

Detail Plumbing implemented an active field-coordination strategy, blending field technical meetings, plan cross-referencing, direct communication with the general contractor, and proactive decision-making.

When conflicts arose between plumbing sleeves and structural beams, the team immediately coordinated with the GC, structural engineering, and affected trades to relocate penetrations, modify routing, and protect the building’s structural integrity. Design adjustments, plan cross-examinations, and on-site spatial remodeling were performed to safeguard system functionality and efficiency.

To meet the accelerated project schedule, Detail Plumbing increased technical manpower in the field, reinforced coordination oversight, and utilized digital tools to maintain real-time tracking of engineering decisions, field progress, and conflict resolutions. In areas with dense ceiling interferences among HVAC, structure, and piping, layouts were recalculated to modify routes, diameters, and elevations, resulting in clean, fully functional, and code-compliant installations.

For the rooftop planters, Detail Plumbing engineered a custom drainage solution in close coordination with the engineering team, roofing contractors, and waterproofing specialists. Clear downspouts, proper slopes, and solid connections to the main storm system were established, successfully protecting the building’s waterproofing layers and guaranteeing optimal long-term drainage performance.

The project has been successfully completed, with all major technical challenges resolved efficiently. The installed systems are fully operational and strictly comply with all relevant building codes. Major underground, rough-in, and top-out inspections were successfully passed, ensuring timely delivery of critical infrastructure and preventing disruptions to the master construction schedule.

This project stood as a major milestone due to its scale, rapid delivery timeline, and technical complexity. Concurrently, it reinforced Detail Plumbing’s internal capabilities, particularly in multi-trade coordination, real-time problem solving, rigorous plan review, and collaborative communication with general contractors. Detail Plumbing’s performance at Yeshiva Toras High School solidifies the company’s capability to deliver sophisticated institutional projects with multi-system demands under tight schedule constraints and strict code enforcement.
